WE MAINTAIN IT, AND WE BUILD IT

Most sprinkler work splits across two companies, one to inspect and another to install. We hold both. A deficiency found on an annual inspection is corrected by the same fitters who found it, and a system that has reached the end of its life is replaced without the file going out to a stranger.

Nearly all of it happens in occupied buildings. We plan the shutdown before the work: which zones come down, for how long, what fire watch is in place, and when the system is back. Suite access runs through your superintendent and tenant notices go out ahead of us.

Wet systems

Heated occupied space: corridors, suites, offices, retail

Piping stands full of water, so only the head that operates discharges. Testing centres on valves, waterflow alarms, gauges and head condition. The calls we get are damaged heads and leaking fittings.

Dry systems

Parking garages, loading docks, attics, canopies

Piping is held under air pressure so water never sits in the cold section. Testing adds the compressor, low-air supervision, priming water and a dry valve trip. Freeze-ups are the common winter call.

NFPA 25 Inspection & Testing

WHAT AN INSPECTION COVERS

NFPA 25 is the standard for the inspection, testing and maintenance of water-based fire protection systems. Every annual is run against it, component by component, and returned as a report you can hand to an inspector, a board or an insurer. Because we hold the fire alarm scope too, the flow and tamper signals between the two systems are verified on the same visit instead of falling between contractors.

Control and sectional valves

Position, supervision, tamper switches and trim, so a closed valve turns up on a report rather than during a fire.

Main and sectional drains

Drain and flow testing to prove the water supply and the waterflow alarms, with static and residual pressures recorded.

Sprinkler heads and piping

Corrosion, paint, loading, obstruction and physical damage, plus the spare head and wrench stock in the cabinet.

Fire pumps and controllers

Churn and flow testing with pressures, RPM and controller function recorded against the pump's rated curve.

Standpipes and hose systems

Hose valves, caps, pressure-regulating devices and the fire department connections responding crews rely on.

Dry valve and air components

Air pressure, compressor run time, low-air supervision, priming water level and trip testing on the dry valve.

Backflow prevention devices

Forward-flow testing on the assemblies that keep the fire supply and the potable supply properly separated.

Gauges, nameplates and clearances

Gauge calibration dates, legible hydraulic nameplates, and clearance around heads where storage has crept in.

Repairs & Emergency Service

FOUND IT, FIXED IT

A report that only lists problems moves them. Our fitters carry the parts and the licence to correct what they find, and the line is staffed around the clock for anything that cannot wait for an inspection window.

Sprinkler head replacement

Painted, corroded, loaded, damaged, expired and recalled heads replaced with the correct temperature rating, response type and finish for the space.

Leaks and freeze-ups

Burst and frozen lines isolated, drained, repaired and returned to service, with the cause addressed so the same section does not freeze again next winter.

Deficiency correction

Deficiencies from our reports or another contractor's, quoted line by line with a priority, so a manager, board or owner can clear the list in a single approval.

Valves, trim and pumps

Seized control valves, failed tamper and flow switches, leaking trim, compressors that cannot keep up, and fire pumps that fail a flow test.

TO SPRINKLER HEAD

The whole water-based scope sits with one contractor: the underground main, the pump, the riser, the standpipe and every head off it, so nobody is arguing about where one trade’s work ends and the next begins. One project manager holds the schedule from the first site walk to final acceptance.

    New installations

    Sprinkler installation for new construction and additions, coordinated with the electrical, mechanical and fire alarm scopes so the systems land as one design instead of three sets of drawings fighting for the same ceiling.

    System replacements

    Corroded piping, expired heads and obsolete valves replaced where the original system has reached the end of its life, sequenced floor by floor so coverage stays in place as the work moves.

    Retrofits

    Coverage extended into areas that were never sprinklered, and systems reworked where a change in hazard classification, storage arrangement or occupancy has outgrown the original design.

    Tenant improvements

    Head relocations, drops and branch line changes that follow a new demising wall, ceiling grid or suite layout, scheduled around the tenant's fit-up trades.

Wet and dry systems

Risers, mains, branch lines and heads, hydrostatically tested before turnover.

Standpipes

Risers, hose valves and pressure-regulating devices for high-rise and large-footprint buildings.

Fire pumps

Pumps, jockey pumps, controllers and pump room piping, flow tested against the rated curve.

Underground fire mains

Property line to riser, including thrust restraint, flushing and hydrostatic testing.

Hydraulic calculations

Calculations and layout drawings stamped and coordinated with the consulting engineer.

Permits and sign-off

Permit drawings, AHJ coordination, testing and an as-built turnover package.

Certified 427A fitters

Pipe is cut, grooved, hung and tested by our own licensed 427A sprinkler and fire protection installers. Nothing about your system depends on a sub we met on the job.

One contractor, every interface

Sprinkler, fire alarm and electrical sit under one licence, so flow and tamper signals, pump power and alarm interfaces are one company's responsibility rather than a gap between three.

Reports you can submit

Inspection records, deficiency lists with pricing, test results and as-builts, documented so they go straight to an inspector, a board or an insurer without a rewrite.
