Oak Ridge Building Solutions is a commercial general contractor serving Toronto and the GTA. Tenant improvements, common-area and exterior upgrades, accessibility work, retail and grocery builds, and institutional renovations.
Nearly all of it happens in buildings that stay open, with one project manager holding the schedule, the trades and the paperwork from the first site walk to final sign-off.
TWO KINDS OF PROJECT
Almost everything that comes to us is one of two things, and they are priced, scheduled and approved in completely different ways. Knowing which one you have is the fastest way to a useful number.
Renovations
One suite, floor, storefront or common area, priced off drawings or a site walk and built to a fixed schedule. Tenant improvements, remodels, upgrades and demolition.
Revitalization
A lobby this year, corridors next, an entrance and a garage after that. Scoped as a whole against a reserve fund study or capital plan, then funded and built in pieces.
What we build
- Tenant improvements
- Fit-ups and demising changes for incoming tenants: partitions, ceilings, flooring, millwork and washrooms, with the electrical, sprinkler and fire alarm changes that follow the new layout. Turned over ready for occupancy inspection.
- Common-area upgrades
- Lobbies, corridors, amenity rooms, elevator vestibules and party rooms brought up to date, phased so residents and staff keep a clear route through the building the whole way.
- Exterior revitalization
- Entrances, canopies, cladding, soffits, railings, walkways and parking areas: the envelope and approach that decide what a building looks like before anyone gets through the door.
- Accessibility upgrades
- AODA and barrier-free work. Power door operators, ramps and levelling, accessible washrooms, counters, signage and clearances, coordinated with the electrical scope so operators and hardware land together.
- Retail and grocery construction
- Store builds, remodels and rollouts, including refrigeration and equipment coordination, night and off-hours work, and phasing that keeps aisles open and the doors trading through the project.
- Institutional renovations
- Schools, health care, long-term care and municipal facilities, where infection control, security screening, summer shutdown windows and public occupancy set the schedule before the scope does.

BUILT AROUND THE PEOPLE STILL IN IT
An empty building is the easy version. Almost every job we take has residents, staff, patients, students or shoppers in it on the day we start, and the plan for keeping them safe and moving is part of the price, not an afterthought.
The building stays open
Hoarding, temporary routes, protected egress and staged handovers, so one section is under construction while the rest stays in use.
One site contact
Tenant and resident notices, suite access booked through your superintendent, and a named person who answers when someone in the building has a question.
Life safety never lapses
Sprinkler and fire alarm isolations planned in advance: which zones come down, for how long, what fire watch is in place, and when the system is verified back in service.
Work scheduled around you
Noisy and dusty work moved to nights and weekends around trading hours, school terms, clinic days and quiet enjoyment rules, with the site clean before the building reopens.
FIVE STEPS, ONE MANAGER
We work in a design-bid-build model, and the same project manager carries the file the whole way: the tender, the schedule, the change orders and the deficiency list. Every step is outlined and communicated before it happens, which is how a budget stays controlled and a timeline stays real.
Multi-trade coordination is the part clients keep us for. Electrical, sprinkler, fire alarm, mechanical and finishing trades run against one schedule, and the interfaces between them belong to us instead of turning into an argument on site.

Site walk
We walk the building with you and read whatever exists already: drawings, an engineer's report, a reserve fund study or a list on the back of a work order.

Scope and budget
The walk becomes a scope with real numbers instead of allowances, broken into stages if the work has to fit a capital plan or an approval cycle.

Drawings and permits
We work with your consultant during drawings and specifications, flagging cost and constructability while it is still cheap to change, then pull the building, electrical and fire permits.

Construction
Trades sequenced against one schedule by one project manager, with hoarding, notices, access and life-safety isolations planned before anyone starts cutting.
- 05
Closeout
Deficiency walk, inspections attended and closed, warranty documents and as-builts handed over as one package rather than chased down later.
MOVING A WALL MOVES EVERYTHING BEHIND IT
A new demising wall moves a sprinkler head, a device, a circuit and a ceiling with it. On most renovations those follow three separate quotes from three separate companies. Ours are in house. Our own 309A electricians, 427A sprinkler fitters and CFAA fire alarm technicians work alongside the framing, drywall, flooring and finishing crews under one contract, one schedule and one licence.
